Role:Maintenance Officer – Luton, North Hertfordshire & Northampton

Responsible to:Property & Maintenance Manager

Hours/Shift Pattern: Full time 40 hours per week - role requires, flexible shift patterns and on call

Keystage Housing are looking for a working maintenance officer to join the team. You will be responsible for the completion of all maintenance tasks and repairs across our properties in a safe and efficient manner and in accordance with company safety standards. This will include providing Maintenace and repairs to our properties accurately and timely, coordinating reactive day to day maintenance, maintenance practices and repair work completed on all facilities, identifying and communicating any concerns and work completed via daily logs.

The ideal candidate will have two or more years of general hands-on maintenance experience, bringing solid technical knowledge of all aspects of building maintenance repair and service, including plumbing, electrical, appliance and painting, you will have a track record of using initiative when needed, e.g fixing things you see in need of repair before it becomes a major concern. The post holder will have a keen eye for detail and a proven ability to demonstrate complex problem-solving skills. Must also possess the ability to troubleshoot problems and take appropriate action safely. Undertake tasks as required and determined by the Property Manager or Maintenance Manager.

Requirements and Skills:

  • To carry out preventative, planned maintenance according to work orders and undertake routine inspections of the premises, fixtures, fittings, utility meters, and the grounds.
  • Under minimal supervision perform highly diversified duties to maintain and improve the property portfolio.
  • Must be able to demonstrate knowledge and expertise in the basic techniques of electrical repair and maintenance, carpentry and building maintenance.
  • To co-ordinate/carry out repairs, maintenance, improvement works and inspections to ensure the general upkeep and maintenance of the premises.
  • To uphold health & safety checks including fire alarm testing, legionella water temperature checks, emergency light testing, and site safety/security checks are carried out regularly, maintaining the safety and welfare of members of the staff and people we work with.
  • Participate in the Emergency On-Call for the service, assisting with advice and attending emergency repairs call outs as required.
  • Proactively communicate with the Property Manager maintenance team and assistant locality managers. Keep logs of maintenance and able to provide accurate information and regular updates as required by manager.
  • Ensure tools and equipment are adequately maintained and stored in a place of safety, secured from access by unauthorised persons.
  • Contribute to implementation of best practice maintenance vision, policies, processes and procedures to aid and improve the maintenance standard within the property portfolio.
  • To act as a contact for Contractors attending sites, ensuring they are fully aware of Keystage Housing attendance procedures. To ensure keys, access cards and access codes/fobs are signed out and recovered according to procedures, to maintain security of buildings.
  • Develops working knowledge of industry regulations, restrictions, and laws; ensuring that all services adhere to all regulations.
  • To undertake any other duties as may reasonably be required as part of the maintenance management service.
  • All employees are required by Section 7 of the Health and Safety at Work Act to take reasonable care of their own health and safety and that of others who may be affected by their acts or omissions.

Person Specification:

Qualifications and Experience

Two years’ demonstrable experience of working within a building and property maintenance industry /Essential

Expertise in carpentry, plumbing and/or electrics with valid registration card NICEIC/Valid Gas Safety registration or CSCS card /Desirable

Experience of working within a team and track record of using own initiative /Essential

Proven ability to work across multi sites and through remote management /Essential

Experience in Health and Safety legislation and operating principles, including COSHH Legionella Testing and remedials, PAT testing. /Essential

Knowledge, Skills and Abilities

Attention to detail, including attention to quality. Whilst working with conflicting deadlines and priorities. /Essential

Ability to demonstrate a trustworthy, honest and reliable approach and to uphold professional boundaries. /Essential

Must be computer literate with attention to detail and excellent organisational skills /Essential

A keen eye for detail and accurate reporting of maintenance to the property team whilst on site using property management software (training will be provided). /Essential

Experience of property management systems Arthur is desirable but not essential /Desirable


Ability to write emails/supporting documents in a clear, professional, well written with an eye for detail. /Essential

Ability to communicate with a range of people positively, professionally and in an inclusive manner. /Essential

Ability to work as part of a team both internally and externally to facilitate and deliver good maintenance service across three boroughs (where the needs arise). /Essential

This role is subject to satisfactory DBS references and pre-employment checks together with prior employment references /Essential

The post holder must have a valid full UK Driving licence. Minimum of 5 years for this post /Essential
